GUEST RENTAL AGREEMENT, SECURITY DEPOSIT, & ID VERIFICATION REQUIRED All guests must complete a Guest Rental Agreement, ID verification, and Security Deposit in order to receive Arrival Instructions. House Rules

This listing uses Happy Guest for arrival instructions and pre-arrival guest verification. Arrival instructions to check-in are made available only after guests complete the pre-arrival online check-in which includes a rental agreement, identification verification, and security deposit. Guests who book and do not complete this step will not receive arrival instructions or a refund. Happy Guest is a third-party web-based platform that is easy to use and does not require any apps to be downloaded. It is very nice, easy, and user friendly. SHORT-TERM RENTAL AGREEMENT PARTIES This Vacation (Short Term) Rental Agreement (the "Agreement"), entered on the date signed, is made between: GUEST (the "Guest") and Navastay Vacations, LLC (the "Landlord"), collectively referred to as the "Parties." PREMISES The rental property ("Premises") rented by the Guest. RENTAL TERM This Agreement begins on the move-in date at 4:00 PM and ends on the move-out date at 10:00 AM, unless both Parties mutually agree in writing to a different check-in or check-out time. KEYS The property uses a digital keypad for entry. The entry code will be provided 24 hours before arrival. In case of a malfunction, a backup key is available on-site. Please return the key to the lockbox at the end of your stay to avoid a $250 locksmith fee. PETS The Guest is permitted up to the number of pets listed in the property listing for an additional fee of $150 per pet. Any pet-related damage will be deducted from the deposit. PARKING The Guest is allotted the number of parking spaces described in the listing and can only park in the areas indicated in the instructions provided. TRASH DISPOSAL The Guest must dispose of trash as directed in the Welcome Book & Check-in instructions. Excessive trash removal at check-out may result in additional fees. WAIVER The Landlord’s failure to enforce any part of this Agreement shall not be considered a waiver. Acceptance of partial payments does not waive the Landlord’s right to collect the full amount due. CANCELLATION POLICY If the Guest cancels within 30 days of the move-in date, the Initial Deposit is forfeited. For stays over 28 nights, Guests have 48 hours from booking to cancel for a full refund of the deposit. After that period and up to 30 days before check-in, a partial refund may be provided. SUBLETTING The Guest may not sublet the Premises without written consent from the Landlord. ENTRY The Landlord may enter the Premises for repairs or maintenance with at least 24 hours' notice to the Guest. MAINTENANCE & CLEANLINESS The Guest must maintain the property in a clean, ready-to-rent condition. Any damages or failure to maintain cleanliness may result in deductions from the deposit. OCCUPANCY LIMIT The Guest must follow all maximum occupancy limits as described in the listing. Exceeding this limit is a serious breach of this Agreement and may result in eviction without refund. NOTICES All notices should be sent to the contact information provided on the first page of this Agreement. LIABILITY The Landlord is not liable for any loss or damage to the personal property of the Guest or their guests, unless caused by the Landlord’s negligence. ENTIRE AGREEMENT This Agreement constitutes the entire understanding between the Parties and may only be modified in writing, signed by both the Landlord and the Guest.
